Job Description: Dimensions: This role is based at and responsible for one site and has no direct line reports. The direct line reporting responsibility of the role lies wit the company although the internal customer service element of the role fall across all departments within the building. Control of sub-contractors will be necessary and frequent liaison with Health and Safety Division and Specialist Services Division regarding audit and pre-planned maintenance. This is a very customer focused role.
Principal Accountabilities: Management of sub-contractors to ensure reliable and effective service of building assets, control and supervisions of sub-contractors whilst on site. Ensuring at all times that compliance with the company's safe systems of work are adhered to at all times.
Responsible for the security of the building and manage the opening and closing of the premises including the car park gates,setting and unsetting the intruder alarm.
Accountable and maintenance of full servicing records such as : M&E Pre Planned Maintenance from the company's Specialist Security Systems,Lift Maintenance and Air Conditioning.
To manage internal "Help Desk" Agility system and to act on all issues accordingly.
Review Risk assessments and method statements for work within own scope and close liason with the company compliance team to rais any H&S issues.
Control accurate records of access card,office keys and intruder alarm information.Maintain in line with starters and leavers.
Maintain stock levels of all materials required in the ongoing maintenance of the premises ensuring the are orederd in good time ahead of requirements.
Daily walk around to ensure security and cleanliness of the office.
To assist the company's health and safety divisional with internal and external audits as and when required.
Maintenace of first aid and fire warden list and to ensure with the assistance of the H&S advisor at the company house the appropiate training in completed.
Qualifications: Electrical or mechanical qualification.
Hands on role with knowledge in providing a full FM service.
Good IT skills including Word, Excel, Internet.
Other Factors: A split shift will be worked to cover early morning opening and late evening of premises.
Will involve some weekend work to supervise contractors by arrangement.
Training to be provided where necessary.
Uniform to be worn.
