Job Description: Purpose:
To be responsible for the Operational Performance of Building Mechanical Services in line with the contract, including PPM and Reactive works. To maintain good client/tenant liaison, reporting to the Site Supervisor any out of line situations.
Responsible To: Assistant Site Manager
Location: Exchange Quay
Dimensions: Exchange Quay is a multi-tenanted site with 6 office buildings and is located on Salford Quays with good transport links; applicants should reside within a 30 Minute radius of the site.
Subordinates: 0
Principle Accountabilities:
* Good fault finding and diagnostic skills
* Knowledge of 'permit to work' systems and compliance with prescribed maintenance standards and good industry practice
* First Aid trained advantageous
* Supervision of sub-contractors
* Attainment of customer satisfaction
* Will be required to work shift system and carry out emergency call-out duties on a rota basis
* To Comply with client and Facilities Services company rules and maintain a high standard of discipline and dress
* Good inter-personal skills, to liase directly with management, sub-contractors and customers
* Reside locally approximately 50 minutes from site for emergency call out duties
* Acceptability to work flexible shifts
* Requires regular overtime working
* Requires participation in a Call Out arrangement
* Understanding of Health & Safety
* To be able to work as a team player
Qualifications and Experience:
* Trained to a minimum Technical grade in Mechanical/Plumbing
* Experience of Building Services Maintenance - ideally multi-faceted with good cross-over skills
* Experience of Building HVAC systems
* Experience of computerised PPM systems with the ability to document, record and log information and results
* Knowledge of BMS systems and their implementation
* Smart appearance, exhibits honesty and integrity
* Prepared to carry out Overtime when required
Desirable other factors:
* ACS/CORGI approved person industrial/commercial element 16 standard
* Electrical 17th edition IEE regulations
