Job Description: A Facilities Manager is required to work for one of the UK market leaders in the Facilities Management (Mechanical & Electrical FM), technical and support services industry.
The successful Facilities Manager will have a proven track record as a Facilities Manager having worked for a Facilities Management company before.
As a Facilities Manager you will be based on a site in Reading, Berkshire.
Purpose:
To manage the operational facilities management service provision to a property/properties of a site in Reading, Berkshire, to ensure the cost effective and timely delivery of contractual obligations and service provisions, ensuring quality standards and H&S requirements are met and all Group policies are complied with.
Principal Accountabilities:
* Manage the onsite FM team, service provision and sub-contracted service providers to the property/properties under your management, Plan, Organise & Monitor Service delivery
* Responsible for the day to day management of all health and safety matters in all buildings and persons using, or affected by the use of the buildings
* Set FM budgets and manage the recovery process of all costs and profit for those properties under your management. Understand and forecast any variances to budget
* Prepare and manage budgets for client instructions as and when required
* Develop and deliver quality, profitable FM services on all client contracts
* Manage subcontractors and monitor performance against SLAs and KPIs
* Coordinate the production of performance reports and take appropriate action to ensure continuous improvement is achieved.
* Responsible for the Profit and Loss account for the buildings under your management.
* To ensure that holding of plant, tools and office machinery meet requirements, these items to be maintained to meet functional and safety standards.
* Develop excellent internal and external business relationships to advance working relations and business opportunities. Develop relations with appropriate authorities, sub-contracted service providers and statutory bodies
* Ensure the Properties are maintained and serviced to the correct standard to keep their asset value and statutory compliance
* Make sure that all on-site activities within common areas and on common systems are correctly managed and controlled to ensure zero unplanned downtime to either Client or Tenants business operations
* Act as CDM Coordinator and Principle contractors agent for any works provided by our client in the sites under your management
* Respond to changes in client and occupiers as agreed via the appropriate authorisation process
* Establish "value for money" strategies for delivering the management of services
* Liaise regularly with building owners and occupiers as principal FM for the property/properties under management
* Management responsibility for all FM staff and the delivery of services including welfare and health & safety matters in all property/properties
* Liaise closely with tenants to establish a consistent and coordinated approach to Health and Safety matters throughout all buildings
* Ensure adequate Core, Job Specific and Development training is provided and maintained for all staff, at a skill level appropriate to their role.
* Fully meet and exceed job objectives, including cost, operational culture change, sharing best practice initiatives, improved systems/procedures and world class service provision
* Have direct line management of service delivery teams through, Leadership, managements, Motivation, Performance Appraisal, Counselling, Coaching and Development. Reacting promptly to team issues
* Provide clear, accurate information and timely reporting. Gather data, liaise with suppliers, understand in detail your sites and service provision
Qualifications and Experience:
* Extensive Facilities Management experience at a managerial level
* FM MSc or appropriate building industry degree or diploma
* Member of BIFM (desirable)
* Multi-site management for a commercial property management company
* Managing, leading and developing multi disciplined teams
* Self management
